I wish there was someway for me to thank Mr. Whitney in the flesh. I got this paperback book in late 2001, started reading it and become instantly inspired! Bought a multi family house in Brooklyn with just a $12,000 down payment (3% down payment FHA loan) in early 2002. The house doubled in value in 6 years and my tenants have paid every nickel of mortgage payments. The value of the house has taken a hit with the recession like every thing else but that’s beside the point. After years of paying rent and not owning anything, this book was my inspiration to do better. Can’t thank him enough! Buy this book! Times have changed but this book still holds true.

Russ Whitney’s book was just the information I needed to begin my ascension from bankruptcy to financial independence. I saw an ad in the newspaper for an investment seminar he was sponsoring. While there was no way I could a ord to attend it, the book was the perfect solution. I bought it. I was completely riveted, motivated and inspired. I couldn’t help but take action on the concepts he detailed. Within one month of reading the book, I bought my first investment property. Within 10 months I had nine more. I, of course, had no money and bad credit at the time and was able to overcome it all with the information he provided. His style is relaxed and easy to read. He takes a complicated financial subject and makes it possible for the layman to assimilate and put into practice. He made me feel that if
he could achieve wealth rising from a $5 an hour job as a hog slaughterer that anyone could. I believed him and it sure paid o . I’m now working on a success story of my own! I highly recommend this book as a must for any would be investor. Even now as an accomplished and experienced investor, rereading the book still provides me with new insights and I now see di erent levels of techniques to try. First o , I don’t think one basic book is going to prepare you for a serious real estate deal. So far, I’ve read about fifteen, listend to over two dozen tapes and spoken with a few people who are seriously doing it. Also, one of my friends swears by Russ Whitney and did his seminar and had a good experience with it.

But, if you’re going to start with a basic book to about real estate investing, this is a great one. I don’t believe in some authors who want to be negative and tell you about all the bad things or tell you that you can’t do it.  According to a book I read about discount mortgages, something like 7 out of 10 people in the late 80s were millionaires from real estate. Granted, that may be lower with all the tech companies that turned some people into millionaires but I bet it’s something like 6 out of 10 or 5 out of 10 still putting r/e into a majority.  Conversely, the David study on day traders said something like 1 out of 64 traders make a profit.  In other words, r/e is set up to help you win more than the stock market. The govt helps you by giving you tax breaks; banks are willing to loan you a good chunk of your money; as long as you have positive cashflow and r/e smarts, it can be profitable.

A good book to start out with before this is Robert Kiyosaki’s RICH DAD, POOR DAD. If you like that, continue with the rest. Then, come back to this book if you know r/e is your financial vehicle.

Strongly recommend otherwise.

The book opens with Russ Whitney’s amazing story of going from working in a slaughterhouse to attaining massive wealth and how he always had the nagging feeling that it wasn’t enough. Like most rags to riches stories, there comes a point when the momentum ceases and you either slip back, crash hard, or find a higher purpose in life that serves others, with wealth being a side benefit. That’s what keeps the momentum going (and also lets you do it peacefully while uplifting others instead of crushing them in the process). Russ includes his struggles and how he later found out they were signs from the universe to change course.

What’s nice is that once you read, do, and practice, smaller, not so drastic measures will be dished out by the universe to nudge you (they have been present all along, you just didn’t know it because you weren’t in communication with your Inner Voice). Learning how to communicate with your Inner Voice will help you spot them and change course.

Russ identifies four phases we go through -- Athlete (primary focus: appearance), Warrior (primary focus: money, defensive) Statesperson (focused on having a positive impact), Sprit (Mother Teresa, Ghandi, etc..).

Unknowingly, I coasted through the first three, and was clearly in the Statesperson phase by age 31. I had a glimpse of Spirit not long after. By 35 I was back to Warrior and ever since then I’ve yearned for Statesperson again (I am now 43). Of course I had no idea what the terminology was for what I was going through at the time (and now), how I slipped back and forth, or more importantly, how to consciously get to where I wanted to be and stay there.

I cruised through the first half of this book in a few hours, thinking, “Yea -- I know that, I just couldn’t put my finger on it”. Vivid pictures were created in my head of my own life with parallels to Russ Whitney’s, except the extremes are not as drastic on both ends.

The fast-paced reading came to a screeching halt at Chapter 6.

While it’s nice that many authors and TV personalities can identify former partners, childhood friends, abusive parents, business dealings in the past, and other factors as the root cause of problems in adulthood, Russ Whitney goes beyond that. Not only are they cause for major problems, but cause for ingrained subconscious patterns that cause you to think and act the way you do know -- Actions which prevent you from reaching your full potential and may prevent you from being guided by your Inner Voice.

Chapter 6 is where you must put the book down and go to work. You get a step-by-step simple process to do it (referred to as a Discovery Chart) and after two hours of data mining and analyzing, you’ll have the basis for the next steps, which is where the magic starts to happen.

This is not only a must read book, but a must “do” book. Included are charts to do the work and checklists to evaluate your progress. In less than a week I’ve seen some positive changes, but this is a lifelong course of improvement (like The Success Principles and most other work in this genre).

In the early to mid 80’s Russ was dubbed the grandfather of the bi-weekly mortgage by Money magazine. He created the first bi-weekly mortgage program, the Mortgage Reduction System (MRS) EquityCorp. Russ discovered that Canadians were paying their mortgages every other week, saving huge amounts of money in interest payments and were paying down their mortgages in less time. As with any new business, Whitney had many hoops to jump through. But with determination and a lot of business savvy, he opened up State by State trust funds to act as the servicing agents, and by 1989 was saving home owners around the U.S. several million dollars a year in interest payments. Today just about every bank nation-wide offers a bi-weekly mortgage program.


When Russ ran his first MRS EquityCorp Infomercial in the late 80’s, the program did so well that the calls coming in to his telemarketing office in Cape Coral, Florida shut down the entire phone network in a large area of south Florida. It was all over the local evening news, so Russ decided to slow down his marketing efforts until AT&T could keep up with his volume.


Russ brought his educational company, the Whitney Education Group, public in 1997. He took the stock value from a penny stock to over $10 a share within the first few years. In 2006 the SEC and the DOJ filed a suit against Whitney and his company. After Whitney spent approximately $22 million in court costs and attorney fees, both the SEC and DOJ closed the case and initiated no sanctions, no fines, and no findings of any wrongdoing.

These were normally 2-day events with several authors and trainers selling their products. They were by far the first of their kind and became the “norm” for other seminar companies. Russ started his own seminar company in 1988 called CompuWorld International and sold his real estate training courses, real estate software, and his MRS EquityCorp system which was a Value Added Reseller for Apple computers and included Mac Classic computers with all large purchases. In the early 90’s, while building his first franchise type operation, Fun Rentals, Russ stopped doing the weekly seminars. After a few years, Russ and his executive Management team, including then President Richard Brevoort, decided to get back in the seminar/training industry, but wanted to build it using the philosophy of conventional education. That was the start of the way the current seminar industry has been operating ever since. A true visionary, Russ is responsible for the seminar template that the entire industry uses today.
